Our project is bound to be the first and only one of its kind for the foreseeable future.
Investment Opportunity
To buy property in the resort is a unique investment opportunity, defined by the following factors:
• Extremely limited market – the only Croatian seafront resort available
• Croatian tourism numbers raising / doubling every season
• Huge international and domestic demand for high quality seafront property
• Safe and free-hold title on all properties
• Land bought directly from municipality (”virgin land”)
• Fixed Prices at date of purchase
(Currency: Euro)
• Secure and staggered stage payments
(Escrow Account)
• Professional management company in place
• No limitations to re-sell
• Croatian Finance now available
• Lease-back option available (guaranteed minimum rental income of
5% p.a., over 3 years)
Additional aspects are:
• Croatia is approved for EU membership
• no more government approval for foreign (European) property investors needed
• favourable Croatian tax laws
• possibility to form a and purchase through a Croatian limited company
Building for the Future
We recognise the demand for high class international standards in construction and fittings: while local standards still leave something to be desired, the resort has been designed by German architects following an international design competition.
Construction and fittings are being contracted to major Western European companies and meet German standards in terms of quality and efficiency.
All property units include integrated airconditioning and heating systems.
Kitchens are equipped with a hob, oven, microwave and dishwasher and are equally functional and design-orientated.
Bathrooms are stylish and modern and of high quality.
Terracotta or stone will be used in entrance halls and corridors.
Timber will be used for windows, internal doors and flooring.
Interior ceilings and walls will be whitewashed.
While Croatia today experiences practically no crime, heavy external blinds will be installed for protection.
Location
The site measures over 40 Ha on Ugljan island, off Zadar, and with a beautiful cost line of 1.5 miles is in a prime location.
The island, locally known as the ”Garden of Zadar” benefits from a mild Mediterranean micro-climate, resulting in lush and flowery parkland settings.
Hills, coves, beaches and crystal-clear waters together with picturesque villages and small towns complete this beautiful and totally unspoilt landscape.
With sailing, hill-walking and water-sports available, the island perfectly combines an active lifestyle with the tranquil enjoyment in this relaxed Mediterranean environment.
Access
Ugljan Island is only 20 minutes by car-ferry away from the bustling town of Zadar on the mainland. Zadar boasts its own international sized airport as well as being linked by a now completed motorway system with Split (also with an airport) and the southern coast with Zagreb as well as Austria, Slovenia and Italy.
With every season there are more flights to Zadar, scheduled flights as well as charters, and Ryanair and Germanwings fly to Zadar directly from London and Stuttgart/Köln.
Additionally, Zadar is home to a large port with extensive ferry transport to Triest, Ancona and Dubrovnik and attracts a fair number of international cruise ships and private yachts.
For more Information about the area please see:
http://www.croatia.hr
http://www.zadar.hr
http://www.ugljan.hr
http://www.pag.hr
Currency
Kuna (1 Kuna = 100 Lipa).
